The dumpster arrived and Mercury got together some friends to spend a long weekend removing 4, I repeat 4 layers of shingles from her roof!

Nice list. I would add asking the seller when some things were done, have a list and take notes.
Finally, buy a warranty policy! My first home was one I had rented so I knew what some of the issues were. The warranty saved my a**. We got a new water heater, HVA system, I had to pay for the compressor, the washer/dryer fixed along with the water shut off value., all this for the small deductible of $50. The premium for this coverage was only $300, not bad for all the savings.
